For a permit to be issued for new construction, the property in question must be a parcel constituting a single platted lot. In the case of single-family construction, properties made up of a portion of a lot, or of portions of several lots must be platted into one lot of record. In either case, an amending plat must be submitted before a building permit can be issued for construction. Where an existing lot is to be split to create two smaller lots, a replat is required. Please contact the Chief Planning Official with any questions regarding platting.
An amending plat can be approved administratively, without the need for approval by P&Z, when the subject platting will not create an additional lot. Properties made up of a portion of a lot, or of portions of more than one lot can be platted into a single lot of record with an amending plat. The following documents must be submitted for approval:

If a plat will create an additional lot, as in the case of single-family attached lots, then a replat is required. A replat may be accepted without the need for approval by the Planning & Zoning Commission, unless there are more than four (4) lots involved in the replat.
