The City Council approved a residential fire sprinkler ordinance for one-and two-family dwellings or townhouses effective August 1, 2008. An automatic fire sprinkler system shall be installed in all new one-and two-family dwellings or townhouses based on NFPA 13D with local amendments.
Regarding an existing building, the owner shall be required to install an automatic sprinkler system at such time as the owner(s) constructs an addition or enlargement to the building if the total square footage of such an addition, when combined with the total square footage of the existing structure:
- Causes the building to exceed 4,000 square feet of total floor area, and
- The total square footage of all such additions and enlargements exceeds the existing floor area of the building by more than thirty percent (30%), regardless of the fire area separation walls, or fire walls.
A residential detached garage will not require fire protection components if the structure is less than 500 square feet. Any newly constructed residential detached garage that is greater than 500 square feet but less than 1,000 square feet will be required to choose one of the following options:
- The installation of an automatic fire sprinkler system; or
- Installation of 5/8” Type X gypsum board (sheetrock) on all walls and ceilings of the entire structure.
Any newly constructed residential detached garage 1,000 square feet or larger will be required to install an automatic fire sprinkler system.
