Planning & Zoning Commission (P&Z)

The Planning & Zoning Commission (P&Z) meets on the second Tuesday of the month in the City Council Chambers of City Hall, 3800 University Blvd.  P&Z holds public hearings to consider rezoning requests, replat requests (involving 4 or more lots) and amendments to the University Park Zoning Ordinance.  All requests to be heard at P&Z must be accompanied by the following:

  • A completed application
  • Two complete sets of project plans (24x36) and one complete set of project plans (11x17)
  • Electronic version of complete set of plans. Flash drive is acceptable. Content and type of plans will be determined by staff after preliminary project review
  • $300 filing fee

Once the application & submittal has been determined to be in accordance with City requirements, the request will be placed on the next available P&Z agenda and an advertisement of public hearing will be made.

Board of Adjustment (B.O.A.)

The Board of Adjustment (B.O.A.) meets the fourth Tuesday of the month in the City Council Chambers of City Hall, 3800 University Blvd.  The Board holds public hearings to consider requests for variances to the University Park Zoning Ordinance and appeals to decisions made by the Community Development Department. All requests must be accompanied by the following:

  • A completed application
  • Two complete sets of project plans (24x36) and one complete set of project plans (11x17)
  • Electronic version of complete set of plans. Flash drive is acceptable. Content and type of plans will be determined by staff after preliminary project review
  • $150 filing fee

Once the application and submittal has been determined to be in accordance with City requirements, the request will be placed on the next available B.O.A. agenda and an advertisement of public hearing will be made.

Zoning Ordinance Advisory Committee (Z.O.A.C.)

The Zoning Ordinance Advisory Committee (Z.O.A.C.) serves as a citizen advisory committee to the University Park City Council.  Z.O.A.C. is forwarded issues involving the Zoning Ordinance from the City Council.  These are usually issues that will require prolonged discussion and many times input from local builders, architects, and developers. Z.O.A.C. meets as needed and is an "invitation only" meeting.  Recommendations from Z.O.A.C. are forwarded to P&Z and the City Council.


Urban Design and Development Advisory Committee (U.D.A.D.A.C.)

The Urban Design and Development Advisory Committee (U.D.A.D.A.C.) serves as an advisory committee to the University Park City Council on aesthetic type issues within the city. U.D.A.D.A.C. reviews plans and designs involving lighting, screening walls, signage, and other issues that will affect the overall look and feel of University Park.  Those properties located in "special sign districts" must get approval from U.D.A.D.A.C. in order to amend their sign requirements.  Special sign district amendments approved by U.D.A.D.A.C. are then sent to the City Council for approval. U.D.A.D.A.C. meets as needed.


Development Review Committee (D.R.C.)

The Technical Review Committee (D.R.C.) is comprised of representatives of the City's Engineering, Building and Zoning, Fire, Utilities, and Sanitation departments.  The D.R.C. reviews submittals for zoning change requests to ensure compliance with City regulations.  All requests for zoning changes or creation of planned development districts must be reviewed by the D.R.C. before they will be placed on the Planning & Zoning Commission agenda.
